Timber Ventures offers our clients a complete process called Log and Timber Solutions to make your dream of building a Log, Timber, or Log and Timber Hybrid Home a pleasant experience with us on your side.

Drafting and Custom Design Services

The first step is the drafting process. As a client, we believe that taking your vision and turning this into a working professional design is the most important step in the construction process. Dream homes come from great ideas and unique designs. The drafting and architectural design firms we work with have experience and focus only on Log, Timber Frame, and Log and Timber Hybrid homes. One of our friendly project managers will help determine which design is right for your home. Once you have selected the perfect design, you will receive a quote. A preview meeting will also be scheduled during this time. The project manager will then review your plans and give advice on options that might come up during the design phase. When the design is complete, the project manager will schedule the time to review the final plans and discuss the next options of your building your dream home.

Advisory Consulting and Buyer Representation

Log and Timber Solutions will work with you over the next phase of the project by determining what your dream home will consist of and give a total cost budget for the project. From something as simple as setting a total budget for the project to helping you find and work with a turn key builder, we are there to help and assist you every step of the way. During this step of the process we will research and find private land and real estate developments, find and compare local comps on homes, work with financing institutions throughout the country, and get estimates on home manufactures for the framing (log, timber, or hybrid) of the home. Our main focus is to research these and many other areas to provide our clients with a real working budget from the start.

As a client, you will then work directly with a Log and Timber Solutions Project Manager to help get Manufacturers and Builders estimates for your home and interpret the areas of the contracts that tend to confuse buyers not familiar with construction terms or material to build a custom home. With experienced project managers and working with companies focused on building only the highest standards in homes, you will have someone you can trust on your side to help you choose a company to provide the products and services for your dream home.

During the Buyer Representation process, your Log and Timber Solutions project manager will provide you with the following services:

Preparing a Request For Proposal (RFP) and sending it along with your final FOR CONSTRUCTION plans to companies.

Once this packet has been prepared Log and Timber Solutions will send to prospective Home Manufactures (including any that you may want included).

After these packets have been sent out they will be returned directly to your Project Manager with the companies bid for your home.

Once we have received your bids back our Project Manager, will then analyze and compare all of the initial cost estimates and create a cost comparison so you can see what is included and point out the areas that will best fit your budget.

When this information has been completed your Project Manager will then provide you with this comparison for you to decide on the top two Manufactures that you would like to consider.

The last and final step in this process is to then work with you in the selection process, where you will sign contracts with the Home Manufacture you have chosen.

Project Management (Design to Construction)

As a client, Log and Timber Solutions will have your Project Manager deal with all the phases of the construction process. Your Project Mangers will oversee these steps and keep the project on a timeline with our main focus on quality and craftsmanship.

Onsite Building Inspections

Many times there are inspections that are required to move on to the next phase of construction. Some of these inspections are excavation, foundation, sub floor, decks, framing (log or timber erection), electrical, plumbing, staining, interior work, and many others that we can assist in overseeing with our knowledge of this type of construction.

Direct Client Communication

Log and Timber Solutions feels one of our most important roles is to be the point of contact for our clients. During the process we offer daily, weekly, and monthly reports to show the progress and keep you informed on all the steps of your dream home. With the technology that is available today, people can have a wide scope of options that will work for you. From telephone calls and paper reports to personal customer log in areas with live video over the internet showing you every step of the project. Log and Timber Solutions can make you able to view your entire process and keep you up to date from any location world wide.
